Welcome to the real estate recap for the month that was in Lawndale CA.  Take a look at the properties that sold in  Lawndale CA during the month of November 2022.  November was a fairly slow month in terms of the number of home sales but prices were impressive once again.

There were 9 on MLS home sales during the month compared with 7 in October.  View the current Lawndale homes for sale.

The average “asking” price was $815,167 with the average sold price of $801,833 which was up considerably from the avereage price of $657,140 in October and $747,500 in September.

The average price per foot was $664and homes averaged 35 days on market before going into escrow.

Take a look below at the homes that sold in Lawndale CA last month.

October 2022 was a down month in both the number of homes that sold as well as the prices that they sold for. There were only 7 home sales in this smmaller city during the October compared with 8 in the prior month.

The average “asking” price was $663,126 with the average sold price of $657,140 which was down considerably from $747,500 in September….and that was down signficantly from August.

The average dollar per foot was $610 and homes averaged 43 days on market before going into escrow.

3707 W 157th Street Hits the Market at $824,888

The latest home to hit the real estate market in El Camino Village is a smaller post war beach bungalow located at 3707 W 15th Street in Lawndale.  The home appears to be in nice condition but fairly original and definitely a candidate for a cosmetic makeover.  The lot size is solid with 5,460 square feet but much of that is taken up with a long driveway and a pool in the backyard.  Certainly a positive for some and a negative for others as it doesn’t allow much of a yard.  Price is a bit difficult to determine with the last 3 single family homes (with 3 bed 1 bath and similar square footage) sold at $890,000, $750,000 and $750,000.  We’re not sure how the one home sold so dramatically higher than the last sales but that’s clearly a factor in this homes $825K list price.

The only home currently for sale in El Camino Village is a 3 bedroom single family home on Cordary Ave which is one of the more unique streets in all of the South Bay.  While it’s not our listing we think this one is a winner.  It’s in great shape but fairly original meaning there’s no need to do any work, but a little work and upgrading makes for a great “sweat equity” opportunity.  While the home isn’t in the tree tunnel part of Cordary, it’s close by and makes for a pretty unique location.
