3707 W 157th Street Hits the Market at $824,888

The latest home to hit the real estate market in El Camino Village is a smaller post war beach bungalow located at 3707 W 15th Street in Lawndale.  The home appears to be in nice condition but fairly original and definitely a candidate for a cosmetic makeover.  The lot size is solid with 5,460 square feet but much of that is taken up with a long driveway and a pool in the backyard.  Certainly a positive for some and a negative for others as it doesn’t allow much of a yard.  Price is a bit difficult to determine with the last 3 single family homes (with 3 bed 1 bath and similar square footage) sold at $890,000, $750,000 and $750,000.  We’re not sure how the one home sold so dramatically higher than the last sales but that’s clearly a factor in this homes $825K list price.

The only home currently for sale in El Camino Village is a 3 bedroom single family home on Cordary Ave which is one of the more unique streets in all of the South Bay.  While it’s not our listing we think this one is a winner.  It’s in great shape but fairly original meaning there’s no need to do any work, but a little work and upgrading makes for a great “sweat equity” opportunity.  While the home isn’t in the tree tunnel part of Cordary, it’s close by and makes for a pretty unique location.

Lawndale Home Sales for September 2019

Lawndale saw another solid month in the real estate market in September with 10 sold homes.   Median list price for the month was $644,500 and the median sales price was $633,000.  The lowest price of the month was $304,000 for a 1 bedroom condo on Marine and the highest priced sale of the month was $760,000 for a larger 4 bedroom home on Floorwood.   Of the 10 homes that were sold only one was in El Camino Village and as is often the case was the highest priced home of the month.
