Welcome to the 2022 real estate market recap for the neighborhoods of El Camino Village in Lawndale and Gardena and Bodger Park in Hawthorne CA. Overall it was a fantastic year for both the number of home sales and the
prices that they sold for.
There were 62 on market condo, townhome and home sales. The average list price was $842,744 with the average sold price at $882,760 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price.
The average price per square foot was $684 and homes averaged a very brief 19 days on the market before going into escrow. Take a look below at all of the homes that sold in Lawndale.

One of the lasted listings in Lawndale is a nicely maintained and updated single family home in El Camino Village.
15203 Cordary Ave sits on a tree lined street with wonderful neighborhood feel. Cordary is pretty hard to miss with it’s “tree tunnel”.
This post WWII single family tract home is a pretty typical 1951 home but has been updated and upgraded over the years.

Take a look below at the homes that sold in Lawndale CA last month.
October 2022 was a down month in both the number of homes that sold as well as the prices that they sold for. There were only 7 home sales in this smmaller city during the October compared with 8 in the prior month.
The average “asking” price was $663,126 with the average sold price of $657,140 which was down considerably from $747,500 in September….and that was down signficantly from August.
The average dollar per foot was $610 and homes averaged 43 days on market before going into escrow.

This home was pretty special…….but wow what a sales price. We’re actually a bit less surprised at this number given the size and upgrades compared with some other recent record breakers. 3760 w 156th was a corner lot single family home that was significantly larger than it would appear from the street. Offering 4 bedrooms and 3 baths with over 1,800 square feet, the home was extensively updated, remodeled and expanded and barely resembled the original 1952 beach bungalow.
