September’s only sale in the neigborhood of El Camino Village in Lawndale CA was a 3 bedroom 1 bath bungalow style home located at 15427 Cordary Ave on the most unique street in the area. The home was listed by Justin McCabe of Real Brokerage Technologies.
The home was fairly well maintained but certainly in fairly original condition. The home was listed at $815,000 and sold at $795,000 after falling out of escrow once.
Cordary is a street unlike anything else in the South Bay as it’s lined with significant trees making for a tree tunnel feel. If that’s not enough to make it unique there is a flock of hawks that have made this wildlife refuge in the middle of a neighborhood their own.

The real estate market in Lawndale California saw 5 homes close escrow during September 2024 which was identical to the number of homes sold in August.
The average asking price for the homes that closed escrow in Lawndale was $874,600 with the average sold home priced at $825,600. This was a drop from August’s average of $889,200 and a really big drop from the incredible $915,000 in July 2024.
Homes averaged $548 per square foot which was also well down from $612 in August. Homes were only on the market 20 days before going into escrow which was very brief.
One of the homes was located in El Camino Village at 15427 Cordary Ave and sold for $795,000.

September 2024 saw three home sales in the neighborhoods of Bodger Park and El Camino Village
The average “asking” price was $846,333 with the average sold price was $880,000.
The homes that sold averaged $788 a square foot and averaged 27 days on market.
The highest price was $925,000 for the 3 bedroom home at 14916 Bodger Ave in Hawthorne.

Located on one of the more unique streets in all of the South Bay, 15528 Cordary is a charming home in the friendly neighborhood of El Camino Village. The home is quite a bit newer than most of the post WW2 bungalows in the area with an open layout and great square footage. The one negative trade off with the larger square footage is that the home doesn’t have much of a backyard although there’s a fairly large concrete patio as well as the front yard.

If you’re looking for a nice home, both inside and out, in the neighborhood of El Camino Village…..this one might be one to go and check out. Located in the highly sought after community of El Camino Village in Lawndale CA 15428 Cranbrook has larger square footage than normal with a nice curb appeal..
The home has been moderately remodeled and updated over the years and clearly added on to as it’s current 4 bedroom, 2 bath configuration would have been unlikely when this post WWII bungalow was built.
