The market has been pretty slow in El Camino Village with few listings hitting the market in 2025 but we’ve seen a few new listings hit the market lately. The latest is a beach bungalow in the Gardena section of ECV.
The home is listed by Ace Nguyen & Tri Tran of eXp Realty of Southern Ca, Inc.
The home has had some updating over the years and is certainly not original. That said there are an abundance of materials and each room feels pretty different. Tile floors in the living and kitchen and different color and material floors in the bedrooms so while there’s not much uniformity the home offers a nice starter home with plenty of sweat equity projects down the road while being very livable in it’s current state. The backyard is spacious although it’s almost entirely a paver stone patio. Again plenty of projects to make it your own but nothing that would necessarily have to be done right away that we can tell. The market has been pretty slow in El Camino Village with few listings hitting the market in 2025, a new listing at 3638 W 156th Street just hit the market (as of 10/17/25).
The home is listed by Randy and Kevin Porizek of Century 21 Union Realty.
The latest listing is a nicely updated single family home that, in our opinion, is priced very well and likely to garner quite a bit of interest. The home offers 3 bedrooms and 2 bathrooms with remodeled kitchens and baths, and beautifully restored original oak floors. The home has a nice patio, grassy backyard and wonderful curb appeal.

July 2025 saw only 2 home sales in the neighborhoods of Bodger Park of Hawthorne and El Camino Village which offers homes in Lawndale and Gardena.
Although average and median prices don’t mean much with only 2 sales, it’s still somewhat relevant.
The average “asking” price for the homes that sold was $887,450 with the average sold price was $910,000 which is pretty typical for the neighborhood.
See the current homes for sale in El Camino Village and Bodger Park.
The homes that sold averaged $744 a square foot and averaged a VERY brief 9 days on market.
As of 8/20 there are 11 homes for sale in the neighborhoods.
